'Increasing traffic is impossible': Neighbors divided over proposed Huntersville development

Developers want to build 350 apartments, a 125-room hotel and commercial space, but neighbors say Birkdale Village is already too crowded.

HUNTERSVILLE, N.C. — Property owners are working to bring new developments to Huntersville and it's stirring up neighbors, who are frustrated with what they say is an already overcrowded area. 

The new plans would bring 350 apartments and a 125-room hotel to the Birkdale Village area. A rezoning request has been filed for 8.8 acres at the intersection of Townley Drive and Lindholm Drive. In addition to the homes and hotel, the project would include 150,000 square feet of office space and 25,000 square feet of commercial space. 

Developers praised the economic benefits of the project, but neighbors aren't sold just yet, especially when it comes to traffic. Anyone who's driven on Highway 73 in Huntersville knows how busy the area around Birkdale is already. 

"Increasing traffic is impossible," one neighbor said. "I can't imagine what adding those additional cars would do."

There are also concerns that the development would mean even less green space and overcrowded schools. Neighbors who are against the development say it's more congestion the town doesn't need. 

"More families means more kids in need of schools. You already heard how overcrowded we are," one person said during Monday night's town meeting. "Let's hear from CMS to ensure we have enough room."

If approved, developers say they anticipate breaking ground in 2026 with the project being complete by 2031.
