Mooresville town leaders to consider downsized development plan for 480 housing units

A revised version of the controversial project is expected to be discussed by Mooresville leaders later this year.

MOORESVILLE, N.C. — A proposed development in Mooresville that would create more than 400 housing units near Lake Norman Regional Medical Center is up for consideration by town leaders. 

Mooresville commissioners announced they will discuss the project at meeting on June 17. 

When the project was first presented to the town planning board in the fall last year, it was met with concerns from both the board and Mooresville residents.

These concerns include traffic issues, lack of retail-commercial space and its distance from the nearest fire department driving up response times. The 52-acre site is planned along Alcove Road, just west of Interstate 77.

Southwest 33 Associates, the developer, has downsized the number of proposed units since the project was first pitched. The firm initially wanted 660 units, dropping that number to 480, which will be made up of townhomes and apartments. 

The developers are also including 27,000 square feet of public recreational space and 2 acres of commercial space in the plan. They’re hoping these moves will change the minds of the board members who were vocal about the initial plan’s problems.

"In my time here, I don't know that I’ve ever seen a project come in with such lack of support," Mayor Chris Carney said in November 2023. "I just think it's almost a travesty that we're calling this mixed-commercial because almost zero commercial on it."

The developers said the project will bring numerous benefits to the town, like an enhanced tax base and additional housing for seniors. They're also touting various retail options.

There are also concerns from town leaders about how the project would impact Fairview Flyover -- a major NCDOT project starting construction in 2025.

Developers said they have the unique ability to work with NCDOT on ways the new development can enhance the Flyover project, like adding a 10-foot greenway through the housing community, making the road far more appealing.

In addition to waiting on approval from the Mooresville board of commissioners, a traffic impact analysis is also currently underway.
